From First Ideas to a Completed Project

At Zand Design, we believe a successful project is built on more than good design. It comes from a clear process, careful planning, open communication and attention to detail at every stage.

Whether you are planning a new home, duplex, alteration and addition, or a larger residential development, we guide you through the entire architectural journey. From understanding what is possible on your site to Council approvals, construction documentation and the final build, our role is to make the process clear, coordinated and considered.

Every project is different, but our architectural process generally follows eight key stages.

1. Initial Consultation

Every project at Zand Design begins with a conversation.

During the initial consultation, usually held on site, we take the time to understand your goals, lifestyle requirements, budget and overall vision for the project.

We review the opportunities and constraints of the property, including relevant Council planning controls, site conditions, heritage considerations, authority requirements and potential approval pathways such as a Development Application or Complying Development, where applicable.

We also discuss the development potential of the site, possible floor plan arrangements, building levels and the overall scale of what may be achievable.

Where appropriate, we explore preliminary design ideas and provide an early indication of likely construction and overall project costs.

By the end of this stage, you will have a clearer understanding of your site’s potential, the likely approval pathway and the best way to move forward.

2. Concept Design

Once you are ready to proceed, we begin transforming your ideas into an architectural concept.

We refine the project brief, budget and preferred architectural direction while developing a deeper understanding of the property and its surroundings.

For alterations and additions, we document the existing building. We also coordinate the required site survey and use this information to accurately understand site levels, boundaries, existing structures and neighbouring context.

From there, we explore different planning and design opportunities before developing the preferred direction into preliminary floor plans, sections and a 3D architectural model.

This allows you to understand the scale, layout, spatial relationships and architectural character of the project before the design progresses further.

We also review the anticipated project costs so that design decisions remain aligned with the overall project objectives.

3. Design Development & Development Application

Once the overall design has been approved, we begin preparing the project for its Development Application.

The architectural drawings are further developed to address the relevant Council planning controls and documentation requirements.

At the same time, Zand Design coordinates the specialist consultants required for the application. Depending on the project, this may include planning, landscape architecture, heritage, geotechnical, stormwater, BASIX, engineering, arborist or visual impact consultants.

We bring the architectural and consultant documentation together into one coordinated submission and lodge the Development Application through the NSW Planning Portal.

Our aim is to present Council with a clear, considered and well-coordinated application that gives the project the strongest possible foundation for assessment.

4. Council Assessment & Negotiations

Our involvement continues after the Development Application has been lodged.

During the assessment process, we communicate with Council’s planning officers, respond to requests for additional information and address planning issues that may arise.

Where neighbouring properties make submissions, we review the relevant concerns and determine whether an architectural or planning response is required.

If amendments are requested, we coordinate the necessary changes to the architectural drawings and consultant documentation before preparing the revised submission.

For projects referred to a planning panel, we can also assist in presenting and explaining the architectural proposal.

Once development consent is issued, we review the conditions of approval and identify the requirements that must be addressed before construction can begin.

5. Construction Documentation & Construction Certificate

Once planning approval has been obtained, the project moves into detailed construction documentation.

This is where the approved architectural design is translated into the information required to accurately price, approve and build the project.

We prepare detailed architectural plans, sections, elevations, construction details, material selections, finishes, fixtures and schedules.

Zand Design also coordinates the required structural, civil, hydraulic, mechanical, electrical and other consultant documentation to ensure the different components of the project work together.

The quality of documentation at this stage is critical.

Clear and comprehensive drawings reduce uncertainty during construction, enable builders to prepare more accurate pricing and help protect the architectural quality and design intent of the project.

We also coordinate the architectural information required by the certifier for the Construction Certificate and other approvals required before building work commences.

6. Tender & Builder Selection

Selecting the right builder is an important part of achieving a successful outcome.

Once the construction documentation is sufficiently developed, we can assist you in approaching suitable builders and determining the most appropriate tender strategy for the project.

The architectural drawings, schedules and specifications are issued to selected builders so they can prepare detailed pricing.

During the tender period, we respond to questions, clarify the documentation and review the submissions received.

Our assessment considers more than the final price. We look at the builder’s experience, inclusions and exclusions, proposed construction programme, methodology and ability to deliver the required level of quality.

We then provide our recommendations to help you make an informed decision when selecting your builder.

7. Contract Administration & Construction

Zand Design can remain involved throughout construction to help ensure the project is delivered in accordance with the approved design and architectural documentation.

During construction, we communicate with the builder, respond to architectural queries and attend site inspections and meetings at key stages of the build.

We review materials and workmanship against the documentation, assess relevant variations and progress claims, and assist with resolving architectural issues that arise during construction.

As the project approaches completion, we undertake detailed inspections and identify incomplete or defective work that needs to be addressed.

We also assist with coordinating the architectural documentation required for completion and occupation.

Throughout this stage, our focus remains on protecting the architectural intent, maintaining the expected level of quality and helping the construction process move forward as smoothly as possible.

From the first sketch to the completed building, Zand Design provides a clear and considered architectural process designed to turn ambitious ideas into well-resolved, buildable spaces.
